The
Basics about Oklahoma Home Insurance
By law you aren’t required to purchase a home insurance
policy, but if your home has a mortgage, your lender will
certainly require one to protect their interests.
Most Oklahoma homeowners insurance policies cover five
basic areas:
- Dwelling – the cost to repair or replace your home
if it’s damaged during a covered incidence.
- Personal Property – the replacement of personal
items, like furniture, clothing and appliances.
- Additional Living Expenses – provides funds to
cover expenses if you have to live somewhere else while
your home is being repaired.
- Liability – pays to repair or replace someone
else’s property if it’s damaged by your property or by
someone in your home.
- Medical Liability – pays the medical bills if
someone is injured on your property.
Several things are not automatically included in an Oklahoma
home insurance policy, but you can purchase separate coverage
for many of them. This includes things like:
- Broken pipes outside your home
- Sewer backups
- Earthquakes
- Identity theft
- Refrigeration failure
Flooding is never covered by home insurance policies, but
this type of insurance is available through the federal
National Flood Insurance Program.
Factors
Affecting Oklahoma Home Insurance Rates
When a home insurance company is determining the rates they
want to charge you, there are several factors that they
consider. Some of these things are under your control, and
others aren’t:
- Age of Home – new homes cost less
- Type of Construction – frame homes are more
expensive than brick
- Fire Protection Services – how close is the
nearest fire department or fire hydrant?
- Safety Devices – does your home have dead bolt
locks, smoke detectors, or fire extinguishers?
- Special Upgrades – Things like impact resistant
roofs (to limit hail damage), improved heating, electrical
or plumbing systems save money.
- Credit Score – Good credit will lower
premiums.
- Claims Free Discount – for few or no claims in
your insurance history
- Non-Smoker Discount – one more reason not to
smoke
- Senior Discount – Seniors are home more to protect
their property, so they get a discount
Extra
Coverage You May Want to Purchase
It’s important to know that there are many things which are
not automatically included in the majority of Oklahoma Home
Insurance policies. Some of these exclusions could leave you
seriously unprotected, so make sure that you know all the other
options available and add the ones that are right for you to
your policy:
- Inflation Guard – If your home’s value is
increasing due to inflation, the cost to repair or replace
it probably is increasing as well. This endorsement will
insure that your policy value increases as needed to
maintain the necessary level of protection.
- Building Codes – Any repairs must meet new code
standards. Sometimes this means you have to actually tear
down a part of your home that wasn’t damaged to bring
everything up to code. Your original policy may not allow
for this.
- Personal Property – Most OK home insurance
policies limit personal property amounts to 50% of the
dwelling value and have limits on the amount they’ll pay
for certain types of property. Therefore, if you own
expensive antiques, have a coin collection, or love great
video equipment, consider adding a personal property rider
to cover their replacement value.
- Increased Medical Payments and Personal Liability
Limits – these amounts are usually quite low in
standard policies, but we both know how quickly medical
bills can add up, or how quickly people are to sue if given
the chance. An umbrella policy could give you some added
protection here.
